There was another incredible auction result for the Land of Cultivation in Wimmera.

A staggering price of $ 8,000 an acre ($ 19,777 per hectare) was paid for farmland near Marnoo in an online action Friday afternoon.

At that price, the ill-named 188.5 ha (466 acre) Misère block brought in $ 3.73 million to the local farmer.

People were catching their breath after $ 7,700 an acre ($ 18,943 per hectare) was paid for a second block in an earlier sale.

In total, the buyer paid an incredible $ 4.28 million for the 556 acre (226 ha) block.

What would have been the same seller scored just over $ 8 million for 1022ac (414.5 ha).

Both were for land only, no houses and little dung.

The highly anticipated public auction of two properties at Wallaloo Golf Club in Victoria’s Wimmera has had to move online due to pandemic crowd restrictions.

For sale, the 226 hectares (556 acres) of Tellefson and 188.5 hectares (466 acres) of Misery, approximately 10 km apart in the Marnoo district.

Tellefson’s was touted as an opportunity to enter a tightly controlled growing area in the Wallaloo / Marnoo district and earn a lot of money.

The well regarded property has been in the same family for over half a century.

“The property is well suited to a variety of agricultural activities including cultivation, wool and lamb production and is serviced by surface dams and has frontage on all-season roads,” Jim said Barham, Elders real estate agent.

Misery nearby included 188.5ha (466ac).

“This is a rare opportunity to purchase excellent land in the heart of a secure area,” he said.

Poverty offered an even rarer opportunity to break into the nearby neighborhood of Callawadda.

Located on the Marnoo-Stawell road, Misery has a good production record and offers versatility and would be well suited to a variety of farming activities.

It also has a two-seater shear shed and a yard.

The clean lines often sought after in cultivated areas were interrupted by a vast shelterbelt of well-established trees.

The result eclipsed the Marnoo result of the start of the year when a Marnoo / Wallaloo block of 623ac (252ha) yielded 6298ac (15,569 ha).
